You're not going to find better real estate partners than Michael and Aaron. They know the Bay Area inside and out and work tirelessly to find something that works for your specific needs. My fiance and I were searching for a fixer upper in SF and were discouraged both by the real estate agent we had and by the houses we were viewing. In less than a few days, he was sending us great listings and following up with very detailed emails, answering each question and request thoroughly and providing recommendations. While he knew we were looking in particular areas and found us listings in those areas, he also urged us to look into Bernal Heights, which we did--and fell in love with the place we eventually purchased in Nov 2013. Not two months later, Bernal Heights was listed as the country's hottest neighborhood, so you could say these guys know their stuff. In short, these guys kick ass. I consider myself lucky for meeting Michael at a random open house in San Francisco at a time when my fiancé and I were about ready to give up on the San Francisco market. Prior to meeting the Bellings Brothers, we had worked with another agent to place (and ultimately lose) an offer on another property. Our discouragement wasn't a result of losing the offer, but rather the feeling that we were doing more than our fair share of the work with our other agent. The difference between our original agent and the Bellings Brothers was dramatic. Though we have now closed on our house, we consider these guys friends. We'd absolutely work with them in the future and refer them to everyone we know. If you have a chance, work with these guys! Knowledge of the Market : The Bellings Brothers are experts on the San Francisco market. From their stories, it all began with them following around their father, a long-time SF real estate name - you may even say it's in their blood! The SF market is a very different place from their father's day, but these guys stay on top of it. At times it's almost as if they compete with each other to respond to our questions. They were very thorough with pulling comps, helping us think through a renovation budget, keeping us informed of laws that were changing, etc. These guys are total pros. Communication: If you're like us, the fact that you can afford to shop in San Francisco means you're pretty busy. We work full time jobs and don't have the luxury of stepping out for frequent, hour-long conversations. The Bellings Brothers are incredibly thorough and well-written email / text, which made it a lot easier to juggle our jobs and the housing hunt. We'd read through a disclosure package, bullet out a couple questions in an email and within 24 hours (often quicker!) they would respond with a very thorough response to all our questions. Better yet, not only would they answer my question, but they'd also share their perspective on how we should think about it, whether or not it's a big concern, and what we could do negotiation-wise. Their ability to clearly communicate make these guys an absolute joy to work with. Negotiation: The San Francisco market is extremely tight with a lot of buyers writing "As-Is" offers on properties. Even in times when you're able to conduct an inspection, the chances of winning any credits is virtually impossible. That said, we weren't going to let the market tell us that we shouldn't try to receive some credits and the Bellings Brothers brought their A-game. When it came time to negotiate for credits, these guys worked wonders. They communicated our request to the Sellers sternly, but incredibly politely and respectfully. Emotions can run hot during the close of a house and The Brothers knew how to balance our best interest with a respect for the sellers' interests. They were able to negotiate $75k+ in credits!
